Ranked as one of the most educated small towns in California, Cupertino is a sophisticated, upper-middle-class suburb with a population of just a little over 60,000 residents. It is located at the southern end of the San Francisco peninsula. Most of its numerous neighborhoods have been developed before the 1960s, with about 11 square miles of densely packed suburban terrain which extends to the foothills of the Santa Cruz Mountains.

Cupertino is a town that many computer software and tech companies call home. And not just any companies – as a matter of fact, it is mostly known for its headquartering of Apple Inc. as the city’s biggest employers (with as many as 34,000 employees), while Oracle is the city’s second-largest employer creating jobs for over 8,000 residents. There are also many other successful companies mostly dedicated to consultant management and design.

And Families

If you are raising a family, then a safe neighborhood is probably one of the things you value the most about a home’s surroundings. In most cases, homes in Cupertino have beautiful house fronts and clean-cut yards and are located in calm residential areas. This makes them perfect for families who are primarily looking for peaceful and quiet surroundings. Nicer, larger homes are predominant on the western side of State Route 85. You can also be without any worries when it comes to your youngsters’ education since the city offers a high-class education. Cupertino’s main high school, Monta Vista High School, has garnered a 10 out of 10 on greatschools.org with exceedingly high test scores and a great student-teacher ratio. Those interested in higher education can find De Anza College in this area, one of only two community colleges in the Foothill-De Anza Community College District.

Every Friday afternoon, a farmer’s market is being hosted in Vallco Mall located at the junction of State Route 85 and Interstate 280 freeway. Also, if you are in need of shopping or just a bit of relaxation time, you can stop by a couple of department stores, a movie theater complex, or a bowling alley.

Where to Live in Cupertino

Finding an affordable place to live in Cupertino could be a challenging task, since home prices are not only among the most expensive in California but also in America. Many homes are in the upper $1 million – $3.5 million range. Its location nearest to Apple, low crime rates, central location within the Silicon Valley, and most importantly high-quality schooling attribute to the high cost of living. To help you find the perfect location for a home in your price range, we categorized Cupertino’s neighborhoods by affordability (from higher to lower):

Affordable Cupertino Neighborhoods – The most affordable neighborhoods are clustered east of Miller. Rancho Rinconada is an area characterized by curving, tree-lined streets, and original homes perfect for minimalists, with two- and three-bedroom contemporaries of 800 to 1300 sq.ft., many still having just one bath. Over the past few years, imposing new homes have been built next to these old houses. Next up is Fairgrove, an area about 20% more expensive than Rancho, but with significantly bigger Eichlers homes, always with three or four bedrooms and a second bath. Next to Fairgrove is a small tract of conventional-looking homes with beamed and vaulted ceilings.

Mid-range Cupertino Neighborhoods – Cupertino’s midrange neighborhoods were built in the very late 1950s or 1960s. Their usual offer is a pleasant, three- or four-bedroom rancher of anywhere from 1300 to 1600 sq.ft., with hardwood floors, pitched roof, and central heating, on a 6000 to 7000 sq. ft. lot. Our recommendation is to go to this area for the houses, not necessarily the prices.

Town Center – The Center is favored for its shopping zone and one of the higher-scoring elementary schools, Eaton. Houses dating from the early 1960s are mostly typical, but they’re a little larger than usual, with a number of two-story homes.

Upper midrange – There are two types of housing in this area: newer housing developments scattered throughout the city, and older but sought-after tracts just east and west of Highway 85. The newer houses are big, with three, four, or even five bedrooms, and often well over 2000 sq. ft. Older homes generally date from the ‘60s and are smaller but still adequate. They are distinctive by their quarter-acre lots in beautiful natural settings.

Seven Springs – Seven Springs offers newer homes and well-regarded schools at relatively affordable prices. Homes are all two stories, ranging from 1500-2400 sq.ft., with three or four bedrooms and 2.5 to 3 baths. The designs are quite nice, with quality finishes, vaulted ceilings, and usually an attached two-car garage. There’s a full range of amenities on the twenty acres of common area including a pool, tennis courts, a clubhouse, and a small park with a playground.

Funky Cupertino – This area of Cupertino is sought-after because of its big lots and semi-rural ambient, and it is slowly filling up with new construction. Monta Vista near the post office was the first part of Cupertino to be subdivided and its small pre-war cottages are still affordable.

Foothills Cupertino – Homes in this area range from old cabins to luxurious new constructions. Depending on zoning, horses and other livestock may be permitted. So if you are looking to do some farmwork and raise animals, this just might be the area for you.

Oak Valley – Cupertino’s recent suburban development is the city’s most northern neighborhood. It was developed around the year 2000. Median house prices circle around $900,000 (and can escalate as high as $3 million), and if we talk about renting, you’ll likely pay upwards of $2,000/month. Homes here are big, often well into the 3000 sq. ft. range or beyond, with half-acre lots common.
